From 1806, the previously Free Reich stadt was integrated into the Kingdom of Bavaria. About three decades later, the first railway ran between Nuremberg and Fürth. In the south of the railway line, industrial enterprises settled, in whose surroundings new housing estates were built. The industrial age brought a new upswing and Nuremberg developed into an important industrial city.

In the meantime, the metropolis has become a modern service centre and can rely on several industries. As a location for trade fairs and congresses, Nuremberg also enjoys a great reputation. About 20,000 students are enrolled at the city’s universities each year. The city’s gross domestic product is growing, business taxes are rising, unemployment is falling. With these and other positive figures, the city is recommended for investing in commercial real estate.

The quality of life in a large city is also influenced by its green spaces. Nuremberg has about 4740 hectares of landscaped protected areas and biotopes. In the north, the city owns a large part of the garlic land vegetable region. A densely woven transport network connects the metropolis with the rest of the world. Within the city, residents, guests and investors benefit from short distances and well-developed public transport. A bicycle guidance system with around 70 stations makes cycling attractive in Nuremberg.

Three metro lines and five tram lines as well as numerous bus lines ensure mobility in local transport. Only modern low-floor vehicles are used for buses and trains. In addition, regional railways and express trains connect Nuremberg with its neighbouring towns. More distant regions can be easily reached by IC and ICE or by air, as Nuremberg also has an international airport. Via the Bayernhafen on the Main-Danube Canal, the metropolis is connected to the major inland waterways. It is used by cargo ships and passenger ships. A total of 1150 kilometres of roads lead through the city. These include the following highways:

The government district of Gronau, close to many authorities and the UN campus, is also very popular, the Postbank and the German Post have its headquarters in this district.

Furthermore, Ippendorf, Hoholz, the centre around the KoblenzGate and Poppelsdorf are very popular. Poppelsdorf in particular is close to the centre and offers popular nightlife options with many restaurants and cafés. With only 2.62 vacancies in 2017, Bonn is one of the cities with good real estate occupancy. At €9.67, the price per square metre is in the upper third in Germany and has risen steadily in recent years.
