Property prices in Bottrop and location analysis

The real estate market in Bottrop

Continuously on course for growth:

Location
Bottrop

Bottrop is located in the Ruhr area and belongs to the administrative district of Münster. In 2015, Bottrop was selected as the “city of the future” for the competition of the same name, which focused on the development of the city from various points of view until 2030.

Bottrop will be eliminated from this competition in November 2018, which could have a negative impact on the attractiveness of the city in the future. Nevertheless, Bottrop plans to implement various projects, improve the quality of life of Bottropers and become even more attractive as a business location, even without further participation in this competition. Bottrop is a very culturally rich city and also scores with numerous major annual events.

In addition, there are many parks and green areas. In the 2016 Future Atlas, Bottrop ranked 323th out of 402 counties, district-free cities and municipal associations and is therefore considered a city with risks for the future. Compared to all other district-free cities in Germany, Bottrop has the lowest gross domestic product per capita – but was able to increase this in 2016.

Residents Key Figures Bottrop for Real Estate Investments

Bottrop was the second smallest county-free city in North Rhine-Westphalia with 117,409 inhabitants in 2016. For many centuries Bottrop was only a small village. The fact that the city grew strongly in the 20th century was due to industrialization. Today, the city covers an area of 100.61 km2, bringing the average to 1,167 people living on a square kilometre. Compared to 2015, Bottrop’s population has increased by 0.23 percent, compared to 2017.

117,364 people lived in Bottrop on December 31, 2017. Bottrop was first a big city in 1953. In 1975, Gladbeck and Kirchhellen were incorporated, bringing the city to its historic peak of 198,972. Shortly thereafter, Gladbeck was spun off again, reducing Bottrop’s population in one fell swoop.

The infrastructure Bottrop - ideal for investment properties

Until 2018, Bottrop was the only city in the Ruhr area with an active colliery. On 21 December 2018, the mine will be closed for coal production and has already ceased to actively mine coal in September 2018. The most important industries in Bottrop include logistics, lighting technology, food production and the production of industrial equipment. Small and medium-sized enterprises in particular are large in Bottrop and provide a large part of the jobs.

Well-known companies that have their logistics centers in Bottrop are the food discount Netto and the shoe manufacturer Deichmann. Brabus is the world’s largest tuning company based in Dortmund, and other notable companies include food manufacturer Nadler and Homann, which has a production site in Bottrop. In August 2019, the unemployment rate in Bottrop was 6.6 percent, which is below the overall average for the Ruhr area.
