The district-free city of Bochum is an upper centre in the Ruhr area. It is a big city, which was mainly influenced by the upswing and decline of the mining and steel industry. In the 19th century, the large mines quickly attracted many workers to the rural region and the population grew rapidly. With the so-called mine extinction, a change in structure began. Large industrial companies such as Opel and Nokia came and went. Today, the economy is supported by the services, logistics and health sectors.
The working-class city sees its future as a location for services, technology and universities. The “Bochum Strategy” guide sets the course for further development up to 2030. The aim is to establish Bochum as a city with a sense of life, modern city management and as a talent forge in the Ruhr area. The current state of play and the city’s future plans also create opportunities for investors. Investments in commercial real estate and in properties with housing in Bochum are equally interesting.
The city already scores with an urban quality of life and has a moderate population growth. The flair of the city is also influenced by the atmospheric pub mile “Bermuda3Eck”, the art scene in the Ehrenfeld “Quarter Vor” and the monuments of industrial culture, such as the Hanover colliery. The German Mining Museum and the Planetarium are also well known throughout the region.
The landscape garden Stadtgarten with Tiergarten and the Kemnader See on the outskirts of Bochum are among the relaxing places in Bochum. Bochum attracts millions of guests with the musical Starlight Express. But the roller skate musical is just one of the hotspots on the cultural offer. This includes the renowned Schauspielhaus, the events in the Jahrhunderthalle, the Langendreer Cultural Station and much more. Bochum is a thriving university location with around 56,000 students per year.
Most of them study at the Ruhr-Uni-Bochum. A total of nine universities with headquarters or one branch are represented in the city. In addition, the city is home to numerous institutes for research and development, further education institutions and schools of all forms.
In 1858 Bochum was still six square meters in size and had a population of almost 9000. Through incorporations and immigration, the city grew steadily and reached the status of a major city for the first time in 1904. In the meantime, Bochum has expanded to an area of 145.66 km2, on which 364,920 people live. This population density of 2,505 inhabitants per square kilometre has changed slightly compared to the previous year, by 0.05 . This makes Bochum the sixth largest city in the state of North Rhine-Westphalia and an attractive location for fixed capital investments.
Residents, guests and investors in Bochum benefit from a high-performance transport network in Westphalia. Highways from all four directions cross the city. Bochum Central Station is an ICE station and is served by around 60 Euro and Intercity trains daily. Public transport is well developed and adapted to changing conditions. For the future-proof and economical interaction of bus and city rail lines, the city has just had route network reports prepared.

Two months later, at the end of October, the Employment Agency reported a quota of 8.4 . With 5,702 employees, Ruhr-Uni-Bochum is the largest employer in the city.
The economy is mainly based on the services, logistics and health sectors. Universities play an important role in further site development as a knowledge location and technologies such as IT security. Commercial real estate and land are already in place or planned. In addition, the city is creating fast internet for companies and private individuals across the country with the Gigabit City Bochum initiative. The ambitious plans and visions of the business developers offer good return opportunities in investing in investment properties.

The government district of Gronau, close to many authorities and the UN campus, is also very popular, the Postbank and the German Post have its headquarters in this district.
Furthermore, Ippendorf, Hoholz, the centre around the KoblenzGate and Poppelsdorf are very popular. Poppelsdorf in particular is close to the centre and offers popular nightlife options with many restaurants and cafés. Real Estate Investor Bochum – E1 Holding | The cityscape of Bochum is largely influenced by the former workers’ settlements in the vicinity of the mines. For example, about 40 of all residential buildings are single-family houses, namely 22643. Of these, 5163 are free-standing buildings. The city and municipal housing companies own 0.49 of all residential buildings with 276 units. This includes the partly listed houses of the former miners’ settlements. Between 1950 and 69, almost 38 of the city’s residential buildings were built. From the year 2000, about 6 of the houses were built. This mixed structure of buildings of different years of construction offers a wide range of apartments as investment properties.
