Why an investment is worthwhile

A property is an object with real value, meaning that its value is determined on the basis of all existing values. Its value does not fluctuate, for example, due to crises on the stock exchange or in the economy, because when calculating its value, no speculation was made with theoretically targeted values. Its value remains stable because it embodies what the property really offers and provides to the tenant now and in the future – real usable living space.

Purchasing real estate | Which factors are important?

Location, use, condition and environmental development are the most important factors to be considered when buying a property. They decide how the property will develop in the future. Not only the individual factors are important, but also how they are combined.

The market and rental value of a residential property therefore depends not only on its good condition, but also on how well it is connected to public transport and whether there are parks, playgrounds and schools nearby. If this residential property is located in a remote industrial area, it has a low purchase value, but it will have little prospect of a positive profit development in the future, as high rents make it difficult to find tenants in a remote area.

In addition to the criteria already mentioned, the rental behaviour of recent years is important. Are the existing tenants in a permanent tenancy or do they change tenants frequently? Is the rental unit frequently used disproportionately or is the tenancy running properly? The development and attractiveness of the surroundings can also be used to determine whether the investment in the property is worthwhile.

The last two important criteria are the condition of the property and of course its price. On the one hand, one would like to spend as little as possible on renovations and renewals after purchase, as these are additional to the purchase price paid. However, if you invest in renovations, the costs must be in a worthwhile relation to the current and target rental income. If the aim from the beginning was to upgrade the property through renovation and then sell it again for a very profitable price after renovation, this is more of a short-term investment than a long-term investment.

 

What we know is that the price of the property must never be disproportionate to its current value, which can be calculated very precisely on the basis of the above criteria.
